Is Maui luxury real estate a buyer’s market in 2026?
Yes. The August 2026 Luxury Market Report classifies both Maui luxury single-family homes and attached homes as buyer’s markets based on July data. Single-family homes recorded a 4% sales ratio, while luxury attached homes recorded a 5% ratio, giving buyers increased choice and negotiating leverage.
Maui’s luxury real estate market is presenting a compelling contrast to the broader North American market. While luxury demand across North America remains resilient and inventory has tightened, Maui entered the second half of 2026 with substantially more inventory, longer marketing times, and greater negotiating leverage for buyers.
Maui Luxury Homes Shift to a Buyer’s Market
According to the August 2026 Luxury Market Report, which analyzes July activity, Maui’s luxury single-family market is classified as a buyer’s market, with a sales ratio of just 4%.
Luxury single-family inventory reached 283 homes, a 37% increase from July 2025, while sales declined from 19 to 12. Median days on market increased from 139 to 230 days. Homes sold at a median 93.21% of list price, another indication that buyers have greater leverage than they did a year ago.
Yet pricing tells a more nuanced story. Maui’s median luxury single-family sale price increased 14% year-over-year, from approximately $2.08 million to $2.36 million.
In other words, more inventory does not necessarily mean declining values—particularly for Maui’s most desirable properties.
Maui Luxury Condos Tell a Similar Story
Maui’s luxury attached-home market is also classified as a buyer’s market, with a 5% sales ratio.
Inventory increased 20% year-over-year, from 204 to 245 properties, while the number of sales remained unchanged at 12. Median days on market increased 25% to 139 days, and properties sold at a median 93.60% of list price.
Perhaps most notable, the median luxury attached-home sale price reached $2.96 million—the highest among the North American markets tracked in the report. That figure should be interpreted in the context of only 12 July transactions, as the mix of properties sold can materially affect a monthly median.
What Does This Mean for Maui Luxury Buyers?
For buyers considering Wailea, Makena, Kapalua and other premier Maui communities, current conditions provide something that was difficult to find during the most competitive years: time and optionality.
Greater inventory allows buyers to compare properties more carefully, negotiate more strategically and remain disciplined about value.
However, the broader report makes an important distinction: affluent buyers remain willing to transact, but they are increasingly selective. Scarcity by itself does not create urgency. Scarcity combined with desirability does.
Exceptional views, privacy, significant land, architectural quality, turnkey condition and prime locations continue to differentiate the most compelling luxury properties.
What Maui Luxury Sellers Should Know
For sellers, the current market demands precision.
With substantially more inventory and longer marketing times, simply bringing a luxury property to market at an aspirational price is unlikely to generate the desired result.
Pricing, presentation, condition and positioning must work together to demonstrate genuine value to an increasingly sophisticated buyer.
This is particularly important in markets such as Wailea and Makena, where buyers often have the financial ability to purchase but also the flexibility to wait for the right property.
The Maui Luxury Market Outlook
The August report does not suggest affluent buyers are retreating from real estate. Instead, it describes a luxury market increasingly defined by selectivity.
That distinction is particularly relevant on Maui.
For buyers, the current environment may create attractive opportunities to acquire exceptional real estate with greater negotiating leverage. For sellers, properties possessing difficult-to-replicate characteristics can still stand apart—but strategy is increasingly important.
